ADU basics
What is an ADU?
An accessory dwelling unit is a second, smaller home on the same lot as your main house. It has its own kitchen, bath, and entrance, and it can be detached, attached, or built inside your existing home.
What is the difference between an ADU and a JADU?
A junior ADU (JADU) is created within the walls of your existing home, up to 500 square feet, and permits faster. A standard ADU can be larger and detached.
Can I build an ADU on my lot?
Most single-family lots in San Diego County qualify, but setbacks, lot coverage, and your city rules decide the details. We start with a feasibility check to tell you what fits before you spend on design.
Cost and financing
How much does an ADU cost?
Most ADUs land between $150,000 and $400,000. A garage conversion is the most affordable path, and a detached new build sits at the higher end. We give you a real range up front.
How do people pay for an ADU?
Common paths are a home equity line, a cash-out refinance, a renovation loan, or savings. Some California programs offer grants for qualifying homeowners. We can point you in the right direction.
Will an ADU raise my property taxes?
An ADU is assessed on the added value of the new unit, not your whole property. Your existing home keeps its current assessment.
Permits and process
How long does it take?
Design and permitting usually take a few months before construction starts, and it varies by city. Construction time depends on whether it is a conversion or a new build.

Everything from feasibility and design through the full permit submittal and the city back and forth, then construction with our licensed partner. You stay informed without doing the paperwork.
Who issues the permit, the city or the county?
It depends on where you live. Incorporated cities run their own plan check, while unincorporated areas go through San Diego County. We know the difference and handle the right one.
